Planned & reactive maintenance
Planned preventative maintenance
Planned preventative maintenance programmes for blocks and portfolios, built around compliance cycles, asset condition and a schedule you can see a year ahead.
What we do
Reactive-only maintenance is the most expensive way to run a building. A planned preventative maintenance programme spreads the cost, keeps statutory items inside their service windows and catches deterioration before it becomes an emergency call out or a resident complaint.
We build the programme from a site survey and your compliance obligations: fire safety checks, water hygiene, mechanical servicing, communal systems and fabric inspections are scheduled across the year, priced on a schedule of rates and reported against monthly. Nothing arrives as a surprise invoice.
Every visit closes with a record. Certificates, photographs and findings go into a single building file, so when an auditor, insurer or tribunal asks for evidence, it already exists.

How a PPM programme is set up
- 1
Survey and asset register: we walk the building, log the assets and confirm what compliance cycles apply.
- 2
Programme build: statutory and planned tasks are scheduled across twelve months and priced on a schedule of rates.
- 3
Set up meeting: coverage, response expectations, resident communication and reporting format are agreed.
- 4
Delivery: visits run to the calendar, batched by core or block to minimise resident disruption.
- 5
Reporting: monthly summaries show what was done, what was found and what is coming next.
- 6
Review: the programme is revisited annually against condition, spend and any new legislation.

Programmes typically start within four to six weeks of instruction, allowing for survey, schedule build and resident communication.
