Planned & reactive maintenance
Block and apartment maintenance
Ongoing maintenance for residential blocks and apartment portfolios across London and the South East, run by a named contact with reporting built for managing agents.
What we do
Managing a block means a steady stream of issues across communal areas and individual flats, and the quality of the contractor decides how much of your week that stream consumes. We take on the day to day maintenance of whole blocks and apartment portfolios as a single instructed contractor, covering plumbing, electrical, carpentry, decoration, damp and leak tracing and general repairs under one arrangement.
Every instruction is booked through our bookings desk, attended by directly employed engineers and closed out with photographs and notes, so you always know what was done, when and why. Communal areas, voids and tenanted flats are all handled with the same process, and works in occupied homes are scheduled around residents.
Because the same team also delivers our refurbishment, fire safety and compliance work, anything that surfaces during routine maintenance, from a failed fire door to an EICR remedial, can be picked up and quoted without you sourcing another contractor.

How block maintenance runs with us
- 1
Set up: we agree the blocks, contacts, approval limits and reporting format with you.
- 2
Instruction: jobs are raised with the bookings desk by email or phone, with photos where possible.
- 3
Attendance: a directly employed engineer attends, resident access handled by us.
- 4
Completion: photographs, notes and any certification are sent over with the invoice.
- 5
Escalation: anything larger is quoted and scheduled as a separate works package.
What to expect
Typical turnaround
Routine jobs are typically attended within two to five working days, with same day attendance for urgent defects. Planned programmes are scheduled per block.
How pricing works
Usually run on agreed schedule of rates with approval limits, so small works proceed without waiting on quotes and larger items are always quoted first.
Completion documents
- Job report with photographs and notes for every instruction
- Certification where works touch gas, electrical or fire safety
- Monthly summary of completed and open jobs per block
- Quotes for any works above the agreed approval limit
